Do I need planning permission for my garden room?
If you build under Permitted Development rules, you will likely not need to have planning permission in place for garden room construction.
The structure will need to be single-storey, with a maximum overall height of 2.5m if within 2m of the property boundary. It must also not take up over 50 per cent of the total land around the actual house and not be positioned forward of the main front of the property.
Can I live in a garden room?
Under Permitted Development rules, garden rooms are classified as ancillary rather than primary living accommodation. This means it can be used occasionally by guests.
If permanent sleeping quarters, kitchens or bathrooms are added, the garden room becomes a self-contained annexe and you will need to have planning permission in place for this or apply for a Change of Use.
How big can garden rooms be?
Unregulated and unheated garden rooms can have an internal floor space of up to 30m2. If you want it to be bigger than this or if you want it to contain residential facilities, planning permission must be sought and building regulations complied with.
